This monumental project brings 279 rental apartments to the area, constructed on Bromsgrove Street across four distinct blocks. These residences feature a variety of modern amenities designed to cater to contemporary lifestyles, including a multi-purpose reception lounge, work-from-home spaces, fitness facilities such as a gym and yoga studio, a golf simulator, and recreational areas like a gaming room, external courtyard, and private hire kitchen and dining area.
Initiated in 2017, the Bath House project aims to revitalize a historic site while addressing the local demand for quality housing. The project site, once occupied by the Kent Street Baths established in 1852, holds historical significance as Birmingham’s first public swimming and wash house facility. Though the original structures were eventually demolished, the new development pays homage to the heritage by transforming the area into a focal point for urban life.
The recent completion is part of a broader strategy led by Edmond de Rothschild Real Estate Investment Management, which not only develops but also oversees properties under its private rental sector platform. The Bath House project is positioned as a flagship development critical to the wider regeneration objectives for the area. According to DJ Dhananjai, chief investment officer at Edmond de Rothschild REIM, “The combination of location and provision of amenities fit for the local market has already resulted in very strong demand, a testimony to our strategy of delivering new-build, high-quality rental accommodation in regional markets offering a yield advantage.”
In addition to the first phase completion, the Bath House development is set to deliver another 127 units by the end of the year, concluding with a total of 406 residences. The entire project will cover a 2.25-acre site with buildings ranging from seven to 18 storeys, thereby contributing significantly to the housing stock in the area. This ambitious development is expected to play a pivotal role in reinforcing the housing infrastructure while aligning with local affordability.
