Plans have been officially lodged to transform a former Birmingham City Council office site at 1 Lancaster Circus into a significant new development. Sama Investment Group spearheads this ambitious initiative. The proposal involves constructing two towering structures, standing at 41 and 48 stories, respectively. These buildings aim to revitalize the area by providing a mix of 900 apartments and 700 student housing units, the latter perfectly situated for students from nearby Aston and Birmingham City universities.
This project follows an extensive consultation period that commenced last year as it seeks to reinvigorate the vacant 1.3-acre site next to Lancaster Circus island. Positioned opposite the former Central Fire Station in the Gun Quarter, the proposed development promises to rejuvenate this underutilized precinct.
Among the amenities planned for this development are a gym, a spa, a cinema room, and multifunctional ground-floor spaces designated for commercial and leisure activities. These facilities are poised to contribute significantly to the community’s vibrancy, offering residents both convenience and leisure.
A noteworthy addition to the plans is a pavilion, envisioned to serve as a social nucleus within the development. This feature exemplifies the developer’s commitment to creating a destination that encourages public engagement and connectivity through the introduction of green spaces and a pedestrian corridor.
The site, initially marketed by Birmingham City Council in spring 2021 post the Council’s remote working transition, represents a pivotal opportunity for urban renewal. The Council’s departure has already resulted in substantial cost savings.
