In Birmingham’s city center, a proposed £81 million office development, 5 Centenary Square, faces resubmission to planners. Despite gaining initial consent in 2019 and 2021, the plans have been adjusted and require re-approval. The development would be the third of its kind at Arena Central, strategically located opposite the Library of Birmingham.
Kier Property has updated the project proposal to include a ten-story structure featuring two plant floors and a landscaped top-floor terrace overlooking Centenary Square. Among its innovations are amenities such as 12 accessible basement parking spaces and a 160-space cycle hub complete with changing facilities. These alterations aim to enhance the site’s functionality.
The revised scheme, while similar to its predecessors, introduces changes like repositioning the cycle parking to the lower ground for direct access from Bridge Street. Additionally, a retail unit or café fronting Bank Court is now part of the plan, alongside a reconfigured and enlarged reception area to better accommodate the cycle hub and improve tenant flexibility.
According to the newly submitted documents, the building will accommodate approximately 1,385 occupants and create an equivalent of 421 full-time construction jobs. The speculative nature of the development means no specific end user has been identified yet.
Arena Central has already seen significant development, including the opening of an HSBC UK headquarters and a government hub housing various agencies. The latest addition, 5 Centenary Square, is expected to continue this transformation, contributing to the area’s growth and modernization.
