Building work is set to commence on a £15 million industrial development project at Haydock Green, following substantial financial backing from North West lender Together. This joint venture between Morley Estates and Barnfield Construction will be set up at junction 23 of the M6, promising to deliver an advanced warehouse, manufacturing, and office facility spread across a 6.25-acre site. A standout feature of the development is its use of innovative lighting technology that changes color around the perimeter of the site.
Property entrepreneur Oliver Morley, a key player in the project, expressed enthusiasm for the development, highlighting its strategic location visible from both the motorway and the East Lancashire Road. “This will be the best mid-size distribution center in the North West,” Morley remarked, underscoring the site’s prime accessibility and anticipated demand.
The project was delayed due to previous market conditions, described by Morley as a period of “froth in the market” that hindered viable funding and profitability options. Nevertheless, with planning permissions secured, the project is poised to offer remarkable industrial units expected to generate significant interest and employment opportunities, potentially creating 300 to 400 jobs.
Tim Webber MBE, chairman of Barnfield Construction, highlighted the company’s dedication to quality and long-standing client relationships. This new phase at Haydock Green follows the success of a previous 373,000 sq ft warehouse sold to Warrington Borough Council in 2019 for £46.5 million.
The project anticipates a substantial positive impact on the local economy, aligning with Together’s commitment to supporting significant regional development. Marc Goldberg, CEO of sales and distribution at Together, expressed delight in backing Oliver Morley, noting the potential economic boost the project represents for the area. The facility has already garnered interest from potential tenants, even before construction has begun.
Jon Thorne, director of B8 real estate and the retained agent for the development, commented on the high-profile nature of the site, pointing to a demand for facilities of this caliber given the current market scarcity. This advanced complex fronting the M6 motorway is set to become a pivotal location in the North West’s industrial landscape.
